Building begins on industrial enterprise park

Work has now begun on a 30,000 m² industrial and warehouse business park in Monks Cross, York.

The MX Park has 11 industrial units with a size of 1,925 m² to 3,550 m², which can be rented at flexible terms.

After completion of the park in the spring of next year, up to 40 new and sustainable jobs are to be created.

The MX Park is being developed by Tonsley Investments of Guildford.

Richard Flanagan of York real estate consultancy Flanagan James, who advises Tonsley Investments, said, “York is experiencing a shortage of well-located, high-quality industrial / storage units such as those provided in the new MX Park.

“Experience has shown us that this type of unit is attractive to a wide variety of companies because of its flexibility and the ability to install mezzanine floors.

“In fact, we already have a number of inquiries and I am confident that we will have agreed terms with some tenants before completion in the spring of next year.

“Monks Cross has been enjoying an excellent mix of office, industrial, retail and recreational facilities for the past 20 years, including the brand new LNER Community Stadium and the prestigious Monks Cross Retail Park.”

Dan Hodge of Joint Agent Ryden added, “These units will be both highly specialized and flexible, with integrated offices, kitchenettes, dedicated parking spaces and ready for EV charging.

“Thanks to the combination of parking quality and location, we expect serious and sustained interest.”

James Dodwell of Tonsley Investments said, “This is an exciting project in many ways. We acquired the location with Go Store Self Storage and have since formed a joint venture to develop and operate a portfolio of self store units with Go Store, initially at Monks Cross.

“At the same time, we hope that MX Park will be the first in a series of industrial developments for us, as it is an exciting addition to our existing portfolio.”

The main contractor is Stainforth Construction of Baildon, West Yorkshire.
