Property consultancy Vail Williams secures Wine Field Firm transfer to Manor Royal in one of many largest industrial transactions of 2021 in Crawley

WBC has acquired 33,402 sq ft at Centron in Crawley for a 15 year lease brokered by real estate agents at Vail Williams on behalf of Nuveen Real Estate.

The transaction is believed to be Crawley’s largest industrial store this year and will result in the UK’s largest gift and wine packaging company moving from Brixton to Gatwick’s most established industrial area at Manor Royal – home to over 700 business premises.

The move comes after a year of significant growth for the wine packaging company, which has seen explosive demand for its products. When WBC became aware of Centron, WBC was looking for additional space to support the further development of its business.

The company, which exports its products to Europe and beyond, has been drawn to Centron for the quality of the industrial products it offers, as well as its strategic location near the M23, M25 and Gatwick Airport.

Tom Neal, the Vail Williams Appraiser who secured the rental, said, “It is a pleasure to bring Centron to 100% occupancy from Manor Royal in an incredibly busy time for the industrial market.

“Located in the UK’s largest industrial business improvement district, the Centron had a lot to offer and it is testament to the landlord’s investment in creating such a high quality product that this deal has been secured and record rents for the area have been achieved.”

Green excellence: Unit 2 Centron has an EPC A rating and a BREEAM Excellent rating.

According to Vail Williams, there is an ongoing flight into the quality of industrial users, with landlords like Nuveen responding by delivering more Grade A industrial buildings as well as a greater focus on the green qualities of the products they bring to market.

The Class A 33,402 sq ft unit on Crompton Way includes 3,000 sq ft of offices and 10 meter eaves, as well as an EPC A and BREEAM Excellent rating thanks to the building’s LED lighting, daylight control sensors, solar PV modules and multiple electric vehicle charging stations .

Work is underway to set up full-height shelves to enable WBC’s innovative internet-controlled forklifts and drones to pick orders more efficiently across the warehouse.
